Why an Airbnb payout never matches the booking
The bank statement shows what Airbnb sent. The reservation shows what the guest was charged. Between the two sits the host service fee, which Airbnb deducts before each payout, and sometimes an adjustment or withheld tax. Book only the bank line and your rental income is understated and the fee never shows up as an expense.

Set up accounts and properties
One QuickBooks account per bank account and card. Turn on classes or locations and create one per listing.

What has to tie out before you hand the books to a tax preparer
Airbnb's Form 1099-K reports gross amounts, before the host service fee comes out. Your bank deposits are net. If the books only hold the deposits, income will look lower than the form the IRS received, and that mismatch is what triggers questions.

Does Airbnb integrate with QuickBooks?
